Centro Ybor, the major entertainment complex in historic Ybor City of Tampa Florida, has been put up for sale with no list price. The owners are testing the waters of the Tampa commercial real estate market to see what kind of offers they can generate.

Centro Ybor business has remained strong in recent years and currently has a 90% tenant occupancy rate, unlike its competition over in Channelside and Baywalk in St. Petersburg, FL. This is mainly due to it's great location being just off the I-4/ I-275 junction and also the influx of new residential residents moving into the surrounding Ybor neigborhoods.

Homes, condos & apartments in Ybor City, the Channel District and Downtown Tampa have filled up in the last few years, are showing lots of activity and have recently become the new urban hot spots to live. Easy access via the trolley to the Tampa Bay Times Forum, movies, shopping, a ton of new restaurants and more have made it appealing for these urbanites to seek out residency in this part of Tampa.

Commercial property values have followed the decline of the residential real estate market in recent years, but commercial investors seem to be out again in force looking to take advantage of great deals. Tampa Commercial REO bank foreclosures, which are selling quickly, seem to be especially appealing to investors from all over the world.
